Option 1: Airbnb Smart Pricing

Airbnb has its own built-in dynamic pricing tool called Smart Pricing. It uses hundreds of factors about your listing and your local market to adjust your nightly rate based on demand.

To turn it on: Calendar → Price settings → Base price → Smart Pricing.

You'll set a minimum and maximum price, and Airbnb handles the rest.

It's a reasonable starting point — especially if you're only listing on Airbnb and want something simple to set up with no extra tools required.

Important: If you're using Airbnb Smart Pricing, weekly and monthly discounts override Smart Pricing entirely for those stays. Early-bird discounts can also push your price below your Smart Pricing minimum.

It's worth double-checking that your discount settings and your Smart Pricing floor work together the way you intend.

Early-Bird Discounts

Guests who book well in advance are often looking for a deal to justify planning ahead.

Our data shows:

  • 30+ days out: ~14% include an early-bird discount
  • 60+ days out: ~20%
  • 90+ days out: ~26%

The further out a guest is booking, the more they expect — and respond to — an early incentive.

Suggested structure:

  • 15% off (90+ days)
  • 10% off (60–89 days)
  • 5% off (30–59 days)

You can exclude peak dates where demand is already strong.

Last-Minute Discounts

Around 32% of last-minute bookings include a discount. A small, time-sensitive price drop close to check-in can convert guests who are comparing options.

Example ladder:

  • 5% off (7 days out)
  • 10% off (3 days out)
  • 15% off (within 48 hours)

The goal is to fill nights that would otherwise go empty — not to undercut full-price bookings. Always set a minimum price floor.

Weekly and Monthly Discounts

Longer stays reduce turnover, stabilize occupancy, and lower per-booking costs.

  • ~30% of 7+ night bookings include a discount
  • 10% off weekly stays
  • 20% off monthly stays

For stays over 14 nights, consider including a mid-stay clean to maintain quality without extra cost to the guest.

Filling Orphan Nights

An orphan night is a single-night gap between bookings — often difficult to fill at standard rates.

Left untreated, these gaps become lost revenue.

  • Use structured discounts (early-bird, last-minute, length-of-stay)
  • Avoid drastically different base prices across platforms
  • Make any differences clear (e.g. stricter cancellation = lower price)

    Step 4: Review Weekly and Adjust

    Pricing isn't something you set once and walk away from. The most effective hosts treat it as a weekly habit — a quick check of availability, booking pace, and a few key signals.

    Three numbers are worth tracking:

    Occupancy Rate

    Compare your occupancy against previous months.

    • If occupancy is dropping → your pricing may be too aggressive, or competitors have lowered theirs
    • If occupancy is approaching 90%+ → you may have room to increase rates
    ADR (Average Daily Rate)

    Compare your rates to similar listings in your area using Airbnb analytics or tools like PriceLabs.

    • If you're consistently 15–20% above comparable listings and occupancy is low → consider lowering your base price
    Booking Lead Time

    Look at how far in advance guests are booking.

    • Shorter booking window → demand may be softening → consider small discounts or stronger last-minute pricing
    • Longer booking window → demand is strong → you can likely hold or increase rates

    When you make a pricing adjustment, give it at least two weeks before drawing conclusions. Booking patterns don’t shift overnight, and changing settings too frequently makes it hard to know what’s actually working.

    Weekly Check-In Questions
    • Do I have gaps in the next 2–4 weeks? Could a small discount help fill them?
    • Are any upcoming dates priced too low given current demand?
    • Are there orphan nights (single-night gaps) that could be filled with a short-term adjustment?
