At Your.Rentals, we process hundreds of thousands of bookings a year across Airbnb, Booking.com, Vrbo, Expedia, and more. That volume gives us a view of listing performance that most hosts never get access to.
We used it to build something: a study of 46 factors that actually determine whether your listing gets seen, clicked, and booked - across every major platform.
Some of what we found was expected. A lot of it wasn't.
The framework behind the data
The study organises all 46 factors into a simple three-stage funnel:
- Visibility (are you appearing in the searches that matter?),
- Clicks (are guests choosing your listing over the competition?), and
- Conversion (are they completing the booking, or abandoning at checkout?).
Most hosts focus on one stage and neglect the others. The data is clear: improving just ranking won't help if your listing doesn't win the click. Winning the click doesn't matter if guests drop off at checkout. The biggest performance gains come from working all three stages together.
