You've set up your listing.
Photos, description, amenities — all done. But there's a gap between a listing that looks great and one that actually converts browsers into bookings.
That gap is what Opportunities are built to close.
What is Opportunities?
Opportunities is a new tool in Your.Rentals that shows you exactly what to enable to get more bookings. Unlike generic tips, each opportunity is specific to your listing — based on its current settings and what you're eligible for. And you can enable them directly in the tool, no channel-switching required.
Here's a look at the types of opportunities you can enable.

Dynamic Pricing
Static rates almost always leave money on the table. Dynamic Pricing adjusts your rates automatically based on demand, seasonality, local events, and booking pace. Listings that switch it on get 36% more bookings on average.
Genius and Preferred Partner
If your listings meet the eligibility criteria for Booking.com's Genius programme or Preferred Partner status, Opportunities will tell you. Genius listings get up to 70% more views and 45% more bookings. Preferred Partner adds a trust badge and up to 65% more visibility.
Early bird and last-minute discounts
Shape demand at both ends of the booking window. 26% of guests booking 90+ days out actively look for early-bird deals. On the other end, nearly 1 in 4 bookings now happen within 5 days of arrival — a last-minute discount captures that demand before it goes elsewhere.
Mobile rates
Over half of OTA searches happen on mobile. Listings with a mobile rate get 4.4× more visibility and 4.3× more bookings. A 5–10% discount is all it takes to unlock the badge and the placement boost.
Instant Booking
Guests comparing listings book the one that confirms immediately. Listings on Instant Booking get up to 4× more bookings than on-request ones. You stay in control — set house rules, minimum stay, and cancellation policy, just not manual confirmation.
Free cancellation
The inability to cancel is one of the main reasons guests don't complete a booking. Offering a flexible cancellation option alongside your standard rate — typically around 20% higher — lets guests self-select and converts guests who are still deciding.
Shorter stays
36% of bookings are 1–2 nights. If your minimum stay is set too high, you're filtering out a significant share of demand before guests even see your listing.
How it connects to Reports
Once you've enabled your opportunities, head to Reports to track the impact — occupancy, revenue, ADR, and more. Keep in mind that results vary: some opportunities show impact quickly, others take time depending on seasonality and market conditions. We recommend checking in weekly and monthly to get a clear picture of what's working.
