  • Enable same-day check-in and turnover – If your cleaning operations can support it, allowing same-day arrivals after a checkout increases your booking potential.
  • Keep your calendar open as far ahead as possible – Ideally, 16 months. Properties with longer booking windows are prioritised in OTA rankings and are less likely to be hidden or deactivated for limited availability.
  • Avoid strict cancellation policies – Offer at least one refundable option. Guests often filter for flexible cancellation, and properties that don’t meet this criterion are excluded from many searches.

By offering a choice of cancellation policies, you appeal to both types of guests—and significantly increase your chances of converting views into bookings.

Here’s how to structure your options:

  • Offer a fully refundable policy – Ideal for flexibility-seekers and guests who value the option to change plans.
  • Include a non-refundable discounted option (15–20%) – Attractive to price-sensitive guests and helps secure guaranteed income.

Providing more choice means meeting more guest needs—and that leads to a higher booking conversion rate. It also keeps your property visible in more filtered searches, as many guests actively apply cancellation flexibility filters when browsing OTA platforms.

6. Apply Discounts Strategically to Win Early Reviews

Speed is critical. You want your first three reviews on each OTA channel as soon as possible, and the best way to get there is through smart, attention-grabbing discounts.

  • Last-minute discounts (e.g. 20% discount when booking less than 7 days before check-in)
  • Longer stay discounts (e.g. discount for booking stays of 7, 14, or 28+ nights)
  • Early bird deals for advance bookings (e.g. 10% discount for booking more than 180 days before check-in)

  • Genius loyalty discounts – discounts for members of Booking.com’s Genius loyalty program (to be eligible, your listing must have avg. review score ≥ 8/10)
  • Preferred Partner program – pay a higher commission for more exposure (to be eligible, your listing must be in the top 10% of listings in your area)

Airbnb

Expedia / Vrbo (within Expedia Group)

  • One Key™ Member Prices – Exclusive discounted pricing (typically 10–20% savings based on membership tier)

8. Make Reviews a Priority from the First Guest

Once guests start booking, your mission becomes clear: get the best reviews.

  • A recent 2025 survey found that 83% of guests would pay a premium to book properties with more positive reviews, and that listings with stale reviews (older than 6 months) may lose up to 20% of potential bookings.
  • Many guests filter by review score, so your visibility is tied to guest satisfaction.
  • Positive reviews are a signal to the OTA’s algorithm to boost your listing.

You can also message before arrival to ask things like which beds to prepare—especially if multiple adults or children are staying. Small touches go a long way: stock the kitchen with essentials like salt, pepper, and oil, or leave a few local drinks or sweets with a handwritten welcome note.
