The decrees recently approved in Andalucía (Decree 28/2016) and Valencia (Decree 92/2009) regulate among other things the vacation rental accommodation (apartments, villas, chalets, bungalows and the like) and management companies .
This decree is applicable in the Valencia region (Alicante, Valencia and Castellón) and Andalusia (Almeria, Cadiz, Cordoba, Granada, Huelva, Jaén, Málaga and Seville). The objectives of the decree are to ensure the quality of the facilities of the holiday property as well as protect the guest, and on the other hand, to try to reduce the number of tourist properties beyond the control of government.
This regulation establishes some minimum requirements of quality and comfort, as well as ensures the rights of the guests and avoid fraud, intrusion, breach of privacy and unfair competition. It also guarantees the public security by forcing owners to keep a record of the guests staying in their properties.
The holiday homes must have an occupational license and comply at all times with the set quality conditions, including exterior ventilation, furniture, refrigeration, linens, kitchenware and first aid kit. They should also provide guests with tourist information of the area and have a book of complaints as well as a contact telephone to the address and actively resolve issues during the stay.
All holiday homes that are situated in the regions of Valencia and Andalusia have to include the registered license number in the description of the property. Many sales channels will no longer publish the properties that do not include the license number in their descriptions on their website.
